The project development services has to create a realistic master developer schedule that fuses all development phases (ie) pre-acquisition due diligence, pre-planning, programming, design development, permit phase, bid phase, construction, post construction and turnover. GENERAL ADMINISTRATION SERVICES

Development Management Services includes, project management, owners representation and construction management scope.

Organize and convene periodic meetings, provide input to architects and design consultants in relation to the design and production of construction documentation, as well prepare any other technical documents needed in relation to the project during construction.

Provide monthly reports and budget updates to the owner.

Review and monitor compliance with the contract executed by the contractor for the construction and development of the project and other contract documents. Project budget and all construction schedules prepared by the contractor are to be reviewed to ensure the orderly progress of the construction and finally the completion of the project.

Use commercially reasonable efforts to perform services in a manner comparable to other first class consultants experienced in projects similar in size, scope, and design to the project in the respected geographic area.

File and record all reports, declarations, other papers and documents as it deems necessary or reasonably advisable in connection with the proposed construction and development of the project and the sale of the units.

INVESTMENT & BUSINESS DEVELOPMENT SERVICES 

During this segment, we deal with finance sourcing, owner’s representation, and strategic architectural services. It includes identifying a project and selecting a site, acquisition analysis, a feasibility study, and more.

PRE-ACQUISITION PHASE

During this stage, we handle the pre-development of the project. 

PRE-DESIGN PHASE 

Includes project planning, cost control, and owner’s approval. 

PRE-PLANNING PHASE 

Includes project team sourcing, conceptual planning, and master planning.

DESIGN MANAGEMENT PHASE 

If required we take the lead in identifying, negotiating, retaining, contracting (at owner’s expense), engaging and coordinating the services of all necessary design and technical consultants for the project. This is including but not limited to the contractors, construction cost consulting/estimating firm, architects, engineers and specialist design consultants, who shall be responsible for preparing all the design and construction documentation for the project.

PRE-CONSTRUCTION PHASE 

During the pre-construction phase, we design, coordinate, and manage the team. We endorse weekly project team meetings and construct and review necessary documents. Additionally, we review contracts and forecast cash flow.

PERMITTING PHASE 

This phase includes permit, inspection, and entitlement management. As well as handling interactions with all governmental authorities having jurisdiction over the project.

BIDDING PHASE 

Includes cost estimating, pre-qualification of subcontractors, and contract negotiation.

CONSTRUCTION MANAGEMENT PHASE 

We coordinate with the owner, manage contacts, and estimate construction costs. We make sure that the construction is planned specifically and the management is on track.  

POST CONSTRUCTION / CLOSEOUT 

We handle final payments, operations licensing, and development closeout.

FUNDING & CAPITAL SOURCING SUPPORT

Cooperate and assist the owner in any attempts to obtain financing. Such cooperation shall include answering prospective lenders’ questions about the project and other items required by lenders. We supervise and manage the planning, development, and assist in acquiring financing, construction, and completion of the project and all communications between the owner, the architect(s) and the contractors.

Property Management / Operations Coordination Services

Includes asset management, financial reporting, contract negotiation, and profit optimization.

Accounting Services

We provide project accounting and cash flow management. Also, financial and budgetary reporting as required.
